The proposed design hypothesis has the objective of reorganizing the stretch of beach in question through low-impact but significantly improving actions, which make it possible to redevelop the environment and improve its use at the same time; in fact, the intervention cannot disregard the context in which it is inserted: since the lot falls within both the WWF oasis and the Migliarino - San Rossore - Massaciuccoli Park, the timely compliance with criteria aimed at protecting the naturalistic habitat arises as a contingent and mandatory element.
Given the condition of illegality in place and given the maintenance requirements of the current buildings, the need to remove the existing volumes is first of all envisaged by providing for the construction of new rooms used for the management of the bathing establishment and for the use of the structures connected to it; these environments will be rethought according to a perspective completely aimed at eco-sustainability both in terms of materials and from the plant engineering point of view, accessibility and compliance with the current anti-contagion regulations emanating following the pandemic caused by Covid-19.
The construction of a beach soccer field and the setting up of a bathroom suitable for the elderly and the handicapped are also planned, located next to the portion of the free beach which will occupy half of the total area under concession.
THE LOCALS
The proposed intervention is divided into the construction of four buildings enclosed within the perimeter of a new wooden platform, which will be suitably enlarged with respect to the current one in order to provide not only distribution spaces but also rest and refreshment areas.
Each of the artifacts, aesthetically characterized by the use of neutral colors in order to allow perfect integration within the environmental context, will host precise functions that will allow users to have multiple services available.
Thebody Ait will be intended to contain the toilets for the users of the bathroom and the free beach, to the extent of 10 standard bathrooms and 2 bathrooms for the disabled, both divided by gender, and 10 showers, 2 of which are fully accessible; a 20 sq m warehouse and two technical rooms will also be built inside, one of which will include the setting up of the ecological island.
The body Bit will host a 40 m2 bar serving the entire plant, including laboratory, storage, changing room and relative toilet facilities for employees.
The body Cit will be used partly as a reception with relative toilet and partly as a multipurpose room, covering an area of about 35 square meters; in addition to it, there will be both a space of 12 square meters that will house the first aid, also available to swimmers and athletes, and a technical room.
Thebody D, approximately 70 square meters in size, it will house the services relating to the beach soccer field; inside it is planned to install two changing rooms for athletes including a toilet and five showers each, a changing room with relative toilet dedicated to the referee and a technical room. If necessary, these spaces can also be used by users of the establishment and possibly be expanded by providing for the installation of cabins, built and located according to the provisions provided by the Park Authority in art. 64.10 of the document containing the relative technical standards.
On the seafront, part of the free platform will be occupied with tables that will allow customers to have meals and drinks during the summer season. In addition, ornamental furnishings such as flower boxes will be arranged along the perimeter of the structure for decorative purposes.
There will therefore be four separate blocks, but visually the perception will be that of a single organic element, as above the external walkways and part of the platform a roofing system will be created, consisting of inclined wooden strips, which will connect the various bodies to each other; the inclination of the roofs of the new buildings will always face south, in order to allow the installation and correct operation of the photovoltaic and solar thermal systems.
The rooms used as bars, toilets and infirmary will be equipped with fully washable interior coverings and floors, in order to ensure compliance with the necessary hygiene standards.
All the spaces provided will meet the requirements of habitability and usability and will comply with the requirements indicated for overcoming architectural barriers.

THE SPORTS PLANT
A regulatory beach soccer field will be built on the surface to be awarded in concession, with a total surface area of 38x48 m; the playing rectangle will then be created, including doors and benches, according to the FIGC regulations in force.
The installation of nets is also planned around this space, in order to protect both the habitat of the dune located to the east and the safety of the bathers who use the bathing establishment in question and the neighboring ones; these elements can be removed at the end of each bathing season and will therefore not lead to any permanent change in the landscape.
On the occasion of particularly important sporting events, changing rooms suitable for competitions and stands may be temporarily placed to allow the public to easily attend the events.
As already illustrated above, the Park Authority places a restriction on the size of the playgrounds in proportion to the total surface of the bathing unit of interest and in this case it will not be possible to build further facilities; in this regard, the willingness to convert the playing rectangle provided for beach soccer into other activities, both sporting and recreational-recreational, is agreed.

THE BATHROOM AND THE FREE BEACH
The seafront area of the sector entrusted in concession in front of the beach soccer field will be used for the preparation of a bathroom completely accessible to the disabled consisting of 36 umbrella positions, half of which will be rented at a controlled price, while the remaining part of the available area, to the extent of 50% of the total surface, will be used as a free beach, whose users will be able to use the services offered by the establishment.

THE MATERIALS
Given the location of the area in the heart of a dune reserve as well as within the Migliarino - San Rossore - Massaciuccoli Park, the new premises will be made entirely of wood in order to respect the necessary principles of eco-sustainability and to have as little impact as possible. on the surrounding environment.
In fact, the design proposal foresees the construction of the artifacts with X-LAM technology, that is, through an interlocking system of multilayer panels that allows to guarantee a series of advantages, including:

speed of realization;

earthquake and fire resistance;

energy efficiency;

acoustic performance;
-
sustainability;
-
smaller footprint of the raw structure and consequently greater walkable surface for the same volume;
-
certain times and costs in the estimate and assembly phase.
Where possible, materials that meet the so-called Minimum Environmental Criteria will always be used, in order to choose the most suitable products from an environmental point of view along the life cycle.
Attention to the use of renewable raw materials is also directed towards the choice of plant equipment; as already mentioned, it is in fact planned to install a photovoltaic and solar thermal system on the roof that allows to obtain domestic hot water for showers.
The roofs will in fact be equipped with slopes such as to guarantee both the correct inclination for the correct functioning of the aforementioned system and the natural flow of rainwater.
As regards the water system, a system is proposed that allows the reuse of rainwater both for the supply necessary for the functioning of the toilet drains and for the irrigation of the field.
The goal is to design a complex of highly integrated structures that are constituted as elements perfectly inserted within the environmental framework of reference: the new buildings will not be foreign bodies with respect to the natural habitat of the place, but will appear almost as a natural offshoot of it, re-proposing the materials typical of the local seaside context.

ACCESSIBILITY
In addition to achieving the objectives in terms of eco-sustainability and energy efficiency, the project also aims to make itself completely accessible to people with disabilities due to both motor and sensory deficits; each building can in fact be easily reached after the preparation of suitably indicated paths both through the installation of adequate signs and through the preparation of tactile flooring.
These walkways, whose slope will not exceed the value of 7%, will be built with completely removable raised wooden walkways, in order to impact in the least possible way on the existing naturalistic structure; they can therefore be dismantled at the end of each season, allowing the restoration of the actual state of the places.
The space that will be created between the sandy surface and the height of the walkways, in addition to allowing the accommodation of pipes and systems, will allow the passage of small local fauna as well as the outflow of rainwater and will in no way impede the visual enjoyment of the sea.
The anchoring system envisaged will consist in the positioning of ballasts resting on the ground and hidden by bands made with the same type of wooden material used for the entire external intervention; this system will make it possible to avoid further excavations or ground movements.
The part of the beach in front of the beach soccer field will be entirely used for the preparation of bathing equipment designed specifically for users with disabilities and will therefore be equipped with appropriate furnishings and systems that can allow complete use of the beach and access to the shore for everyone. the types of users.
The bar area will be equipped with a partially lowered counter to offer wheelchair users an easy and inclusive service and will be able to distribute call devices to allow customers to be alerted remotely via a vibration signal.
There will also be the installation of tactile maps, signs in Braille, special acoustic signals in order to welcome blind people and guarantee their complete safety.

DISTANCING AND RESPECT OF THE ANTI COVID-19 PROTOCOL
In addition to the study carried out with a view to guaranteeing complete accessibility, the proposed hypothesis also makes it possible to comply with the current regulations regarding the spacing envisaged to contain the pandemic caused by Covid-19. All the routes will be designed to avoid gatherings of any kind as much as possible and will have a width such as to allow the organization of separate entry and exit routes; There will also be workstations for the installation of the thermoscanner and for the distribution of the gel and masks, and the appropriate information and warning signs will be affixed throughout the structure.
In addition to the part of the beach intended to accommodate the umbrellas to rent, which will be appropriately organized with the spatiality provided for by the anti-contagion rules, the free beach will also be made usable in such a way as to allow bathers to be able to attend the place safely. Access to the establishment will always take place by booking, which can be done through a dedicated app.
